Q: What are the boundaries in Smoky Ridge?          ^ top
A: North: East Belleview Place; East: South Himalaya Street; South: shopping center located off of Smoky Hill Road; West: South Dunkirk Way.
 
Q: What are the maintenance responsibilities of the HOA?          ^ top
A: The Association is responsible to maintain the entrance monuments, common area landscaping, including the turf, trees, shrubs and watering expenses along with the perimeter fence along South Himalaya Street, East Progress Circle and E. Crestline Circle.
 
Q: How does the Board select contractors for the Association?          ^ top
A: The Board solicits multiple proposals for projects and contracts in Smoky Ridge. Contractors are selected based on past experience, references and competitive pricing.
 
Q: Why haven’t sections of the perimeter fence that need repair been addressed?          ^ top
A: The Association does not have the funds to complete the necessary repairs. Unfortunately, the day-to-day expenses of the Association have gone up more that the amount of homeowner assessments that the Board can collect, so repairs are being postponed until funds are available. The Board has presented proposed amendments to the Association’s Declarations to allow them to increase the assessments as needed in order to be able to properly care for the Association. Q: What is Smoky Ridge’s snow removal policy?          ^ top
A: Smoky Ridge Maintenance Association clear snow on the common areas sidewalks when there is 2 inches of accumulation or more. The streets within the community are public streets and are cleared by the City of Centennial. For information about their snow removal policy, you can visit their website at www.centennialcolorado.com. Each homeowner is responsible to clear their own driveway and sidewalk.
 
Q: What does the HOA do to ensure that homeowners are taking care of their property?          ^ top
A: Per the Board’s direction, CPMG performs routine inspections of the property to check for violations to the Association’s Declarations. Homeowners are obligated to maintain their homes in an attractive manner. Violation letters are issued for things like homes that need to be painted, yards that are not maintained, fences that are damaged and driveways with oil stains.
 
Q: Why am I receiving a violation letter when the condition of my neighbor’s home is worse?   ^ top
A: The Association is obligated to enforce the rules uniformly. All violations are noted and letters are sent following the routine inspections or written complaints received from homeowners. In many cases, the homes in the worst condition are in the process of foreclosure. Although the Board of Directors assesses fines for the violations, many banks or homeowners who have abandoned the property still do not resolve the issue in a timely manner and the Board is stuck in an unfortunate situation hoping for a new responsible owner to purchase the property.
 
Q: What should we do when a neighbor's dog barks excessively?          ^ top
A: You may contact either Arapahoe County Animal Control at 720-874-6750 or Centennial Animal Control at 303-325-8070 in order to file a complaint.
 
Q: How does the Board determine the amount of the annual assessment?          ^ top
A: The Board of Directors prepares and annual budget each year after researching annual contract amounts, looking at the need for repairs in the community and the historical trend of annual expenditures. Currently, the Board can only increase the assessment in an amount equal to the Consumer Price Index (CPI). Unfortunately, the cost of doing business for the Association has increased at an amount greater than the CPI, so many repairs have been postponed, services cut and discretionary spending items like the community picnic have been eliminated in an attempt to make ends meet.
